Information, not advice
Guides, FAQs, area pages, question pages and the planning facts dataset are general information about planning and Building Regulations in England. They are not advice about your property. Planning rules and fees change, councils differ and every site is different; confirm the position for your address with us or your council before acting. Council figures on this site are dated and sourced; where a value is not stated we show a gap rather than a guess.
The instant estimate
The quote tool returns an indicative fee band based on your answers. It is released only after you provide your contact details and consent to be contacted, and it is sent to the email address you give. The band excludes VAT, council fees and third-party costs, and it is not an offer. A fee becomes binding only when we issue a written fixed-fee proposal and you accept it. We aim to send that proposal within 24 hours of the survey or, where no survey is needed, of your enquiry.
Our approval commitment
If a council refuses an application we designed and advised on, we revise the scheme in response to the reasons for refusal and resubmit it at no further design fee. We can make that commitment because every scheme is designed to the council’s own policies from the first line.
The commitment applies where we advised the planning route, designed the scheme and submitted the application as your agent, and where the refusal reasons can be addressed by design changes within the original brief. It covers one revised design and one resubmission; the council\u2019s application fee for the resubmission remains yours, as there has been no free repeat application in England since December 2023. It does not cover appeals, a change of brief, applications submitted against our written advice, or refusals arising from matters outside the drawings, such as ownership certificates, third-party reports or policy changes after submission. Where a resubmission is not a realistic route we say so and recommend the alternative, including an appeal, at a fee agreed in advance.
Example projects
Projects labelled "Example project" describe typical commissions and the planning route we would take. They are worked examples, not client projects, and no planning outcome is claimed for them. Real case studies are marked with a planning outcome and, where available, the council's application reference so the decision can be checked on the council's public register.
Professional status
Magna Studio provides architectural design and planning documentation services as a team of architectural designers. We are not registered with the Architects Registration Board and do not use the protected title "architect" for the practice or its services. Where a vacancy on our careers page carries that title, ARB registration is a requirement of the role.
Acting for others
You may use the quote tool and contact forms on behalf of someone else, including through an assistant or software agent, only with that person's authority. The contact details given must belong to the person who will receive the estimate and instruct us.
Intellectual property
Text, drawings and images on this site are ours or used under licence; photo credits are listed in the site's image credits file. You may share links freely and quote short extracts with attribution. The planning facts dataset is released under a Creative Commons Attribution 4.0 licence. Please do not reproduce drawings without asking.
Liability and availability
We keep the site accurate and available but do not guarantee either, and we accept no liability for loss arising from reliance on general information on this site. Nothing here limits liability that cannot be limited by law. These terms are governed by the law of England and Wales.
