Project Architect (Part 3, ARB registered)

Run householder and small residential projects from survey to decision across London and the Home Counties: planning strategy, drawing sets, Building Regulations packages and the conversations with case officers that get schemes approved first time.

What you will do

Own a pipeline of extensions, loft conversions, outbuildings and small conversions from first call to decision
Set the planning route for each project and design to the relevant council's guidance from the start
Produce and check planning and Building Regulations drawing sets to our standards
Coordinate structural engineers, party wall surveyors and specialist reports
Handle validation queries, neighbour objections and case officer negotiations
Contribute to the area pages and planning facts we publish, keeping council knowledge current

What we need

ARB registration (Part 3), or registration in progress with Part 3 complete
At least three years of post-Part 2 experience on UK residential projects, including householder planning applications
Working knowledge of the General Permitted Development Order, householder planning process and Building Regulations Approved Documents
Fluent in Revit or ArchiCAD and comfortable producing complete planning and Building Regulations drawing sets
Clear written English: you will draft design statements, heritage paragraphs and officer correspondence
Right to work in the UK

Nice to have

Experience in London conservation areas or with Article 4 directions
Appeal or refusal-recovery experience
Interest in how design practices use automation and AI tooling

Part 2 Architectural Assistant

Produce the drawings that get London extensions and lofts approved and built, working alongside experienced designers on a steady flow of real projects, with structured support towards Part 3.

What you will do

Measured surveys and existing drawings
Proposed plans, elevations and sections for planning and Lawful Development Certificate applications
Building Regulations drawing packages under the supervision of a Project Architect
Preparing application submissions, forms and supporting documents
Keeping project records and drawing registers in order

What we need

RIBA Part 2 (or equivalent recognised qualification)
At least one year in a UK practice, ideally on residential work
Confident in Revit or ArchiCAD, and in setting up existing and proposed drawing sets from survey information
Understanding of permitted development limits and the householder planning process, or the appetite to learn them fast
Careful, well-organised and good at plain-English communication with homeowners
Right to work in the UK

Nice to have

Experience of a London borough's validation checklist from the applicant side
An eye for clear, consistent drawing presentation
Part 3 study plans; we support the PEDR record and study time

How we work

We are a documentation-led practice. Homeowners and builders come to us for fixed-fee planning drawings, Lawful Development Certificates and Building Regulations packages for extensions, lofts, outbuildings and small conversions, and every project is designed for the council that will assess it. That means the work is varied by place rather than by building type: one week a Victorian terrace in Hackney under an Article 4 direction, the next a 1930s semi in Watford on the Green Belt edge. The title we use

Magna Studio is a practice of architectural designers. Where a role is titled "Architect" it is because ARB registration is a requirement of that role, and the person holding it uses the title lawfully in their own right.
